Can you stop foreclosure if a sale date is already set?

Yes, but you must act before the auction. Options include:

Filing Chapter 13 bankruptcy, which stops the sale immediately
Filing an emergency motion in Pinellas County court to delay or cancel the sale
Negotiating with the lender if a loan modification is under review
Once the sale is complete and the title is issued, stopping it is nearly impossible.

Will bankruptcy cancel foreclosure permanently?

Not automatically. Bankruptcy — especially Chapter 13 — stops the sale and gives you time to catch up arrears through a repayment plan. As long as you stay current on the plan and your ongoing payments, you can keep the home. Chapter 7 provides only a temporary pause and usually doesn’t resolve the underlying default.

Do I have to appear in court?

Not in most cases. Your lawyer can represent you in routine hearings in Clearwater. You may need to attend mediation or trial, but many cases settle or resolve through bankruptcy or modification before that stage.
